An innovative steel frame system forms the base of a pair of blocks that hold one luxury apartment per floor. The basic frame contains all interior spaces while acting as an anchor for the cantilevered balconies that project out of the cube through a buffer space between cube and vegetated screen that wraps the blocks, softening their edges, and allowing them to be camouflaged into the surrounding foliage that makes up such an important character of the site.

 

Calibrated structural bays are punctuated by services, allowing the habitable space to flow. Private spaces of the bedroom line the western wall, while living and gathering spaces take advantage of morning easterly light.
